Mixed‑use + Luxury Residential High‑rise

Dunham provided mechanical and electrical engineering services for a new, 17‑story high-rise housing project, connected to a six-story, low-rise, which is located at the former Superior Plating site on University Avenue in Northeast Minneapolis. The developer-led high‑rise includes 280 luxury residential suites and 365 fully enclosed and heated parking stalls below grade. Units range from studios to three bedrooms, with sizes ranging from 550 SF to 2,900 SF. The project also features 25,500 SF of street-level retail and restaurant space, a 15,850 SF lobby, 22,000 SF of amenity space which includes an art gallery, working suites, club rooms, a game room, two fitness centers, yoga studio, two bike lounges, pool terrace, and green roof walking paths. Our design included a Fiber Optic PON system. The NordHaus project outperformed above expectations by 8%, as established in a report prepared by Xcel Energy and CenterPoint Energy. Energy‑saving strategies that resulted in an estimated payback of 4.3 years. Dunham’s design makes up 82% of those savings.
