Dunham provided full mechanical, electrical, AV, security, and telecommunication design services for the comprehensive renovation and repositioning of the historic Northstar Center in downtown Minneapolis. The project aimed to enhance the property’s appeal for residential, office, and hospitality use while increasing its value in the capital marketplace. The redevelopment involved subdividing the East and West Towers, hotel, and parking garage into distinct, functional components. The 13-story East Tower was transformed into 216 market-rate apartments with amenities including a fitness center, party rooms, and an outdoor deck. The 325,000 SF West Tower was reimagined as a multi-tenant office and mixed-use space, featuring upgraded commons areas, retail shells, and food service zones. The historic hotel was rebranded as a Hotel Indigo, now offering 218 modernized guest rooms, a new restaurant, and updated MEP systems. Extensive renovations were also made to all common areas at the street and skyway levels. Dunham’s scope included HVAC and power upgrades, lighting design and controls, and energy code compliance. The project also utilized historic tax credits to preserve the building’s architectural legacy while modernizing its infrastructure.
