Dunham provided full mechanical and electrical design services for the comprehensive renovation and repositioning of the historic Northstar Center in downtown Minneapolis. The project aimed to enhance the property’s appeal for residential, office, and hospitality use while increasing its value in the capital marketplace. The redevelopment involved subdividing the East and West Towers, hotel, and parking garage into distinct, functional components. The project reimagined the 325,000 SF West Tower as a multi-tenant office and mixed-use space featuring upgraded commons areas, retail shells, and food service zones. The historic hotel was rebranded as Hotel Indigo, now offering 218 modernized guest rooms, a new restaurant, and updated MEP systems. The design included extensive renovations to all common areas at the street and skyway levels. The project also preserved the building’s architectural legacy while modernizing its infrastructure.
